INVESTOR RULES & REGULATIONS

God Family Country Investments

God Family Country Investments operates under principles of fairness, transparency, and equal access to information.

All investors shall receive equal treatment regarding access to company information, opportunities, and investment programs.

Equal Access Policy

Current and prospective investors shall have access to the same categories of company information, including:

• Investment opportunities
• Property information
• Company performance summaries
• Financial reporting made available by GFC

No investor shall receive material information unavailable to similarly situated investors.

Interest Rates & Investment Structures

Investors participating in standard lending cycles receive the agreed-upon interest rate applicable to their investment program.

Profit-sharing investments are governed by separate written agreements.

Financial Records Policy

Current and prospective investors may request access to approved financial information.

Financial Statement Availability

Profit & Loss Summary Statements may be available upon request.

Review Requirements

Detailed financial statements:

• Must be reviewed in person with a GFC representative
• Remain confidential
• May not be copied, photographed, reproduced, or distributed without written authorization

Detailed financial statements will not be distributed electronically, by mail, email, or text message.

These requirements apply equally to all investors.

Investor Withdrawals

God Family Country Investments complies with applicable IRS regulations regarding distributions and earnings recognition.

Earnings-First Treatment

Investment earnings constitute taxable income and are treated separately from principal contributions.

When earnings exist within an account, withdrawals are deemed to be distributed from earnings before principal, consistent with applicable tax principles and IRS guidance.

Failure to follow proper treatment may result in penalties, interest, reclassification of payments, and additional tax liability.

Investor Cancellation

God Family Country Investments reserves the right to discontinue an investor relationship at the conclusion of any investment cycle.

GFC may immediately terminate an investor relationship if circumstances arise that materially impact the company's reputation, compliance obligations, legal standing, or business interests.

Should termination occur, all principal and earned interest owed shall be returned to the originating account in accordance with applicable agreements and company policies.

SECTION 4

PROPERTY MANAGEMENT POLICIES

God Family Country Property Management

Effective Date: October 1, 2024

Complimentary Property Management Program

God Family Country Property Management is pleased to offer complimentary property management services to qualifying investors who purchase a God Family Country Investments-owned and renovated property.

Eligibility Requirements

To qualify:

• Purchaser must be a GFC investor
• Property must be owned and renovated by GFC
• Property must be purchased directly from GFC

Eligible properties include:

• Single-family homes
• Duplexes

The following are excluded:

• Triplexes
• Fourplexes
• Multifamily properties exceeding two units
• Properties not owned and renovated by GFC

Included Services

Qualified participants may receive:

• Tenant screening
• Tenant placement
• Lease preparation
• Rent collection
• Property oversight
• Maintenance coordination
• Owner reporting
• Tenant communication management

Tenant Placement Guarantee

GFC strives to have a qualified tenant secured at or near closing.

If a qualified tenant has not been placed at closing, GFC may provide rental assistance or rent coverage pursuant to the terms of the applicable management agreement and any written guarantees provided by GFC.

Complimentary Service Period

Complimentary property management services are provided for one (1) year following closing unless otherwise stated in writing.

Upon expiration of the complimentary period, owners may continue services under GFC's then-current Property Management Agreement and fee schedule.

Program Changes

God Family Country Property Management reserves the right to modify, suspend, or terminate this program at any time.

Participation in the program constitutes acceptance of all applicable property management agreements, policies, and procedures.
