How It Works

Our hard money investment strategy is designed to be simple, transparent, and efficient.

When an investor chooses to participate with GFC, their funds are allocated to one of our real estate projects. This investment period is referred to as a "cycle." A typical cycle lasts between 90 and 120 days, representing the time from property acquisition through renovation and final sale.

One of the advantages of our business model is that the vast majority of our properties are sold before they ever reach the open market. This allows us to complete projects and return capital much faster than many traditional real estate investment companies. By focusing on highly desirable properties in strong locations and maintaining a large network of qualified buyers, we are often able to secure buyers long before construction or renovation is complete.

Once a project closes, each investor has complete control over what happens next. They may withdraw their principal, withdraw their earned interest, increase their investment, or roll both principal and interest into another project. There are no long-term lockups between cycles, giving investors the flexibility to make decisions based on their own financial goals and circumstances.

One of the things our investors appreciate most is the flexibility in how they can invest. Whether funds come from a personal savings account, an investment account, a self-directed IRA, self-directed Roth IRA, 401(k), SEP IRA, pension plan, or other qualified retirement vehicle, GFC offers investors multiple ways to participate. Many of our clients are surprised to learn that retirement funds can often be used to invest in real estate-backed opportunities, allowing them to potentially earn attractive returns while continuing to build long-term wealth for retirement.

For investors who choose to continue into another cycle, their funds are typically placed into another qualifying project within five business days, allowing their capital to remain productive and working on their behalf. Investors receive detailed account statements on the first of every month and have direct access to our team seven days a week for updates or questions regarding their investments. 

What makes this model so effective is that our interests are fully aligned with those of our investors. We only earn our profits when projects successfully close. As a result, it is in our best interest to deploy capital efficiently, complete projects quickly, and generate strong returns. The more successful cycles we complete throughout the year, the more both GFC and our investors benefit.

Unlike many traditional investment vehicles that lock investors into lengthy commitments or impose substantial penalties for early withdrawal, our model provides flexibility at the conclusion of every cycle. We believe investors should remain with GFC because they value the returns, transparency, and opportunities we provide—not because they are trapped by a contract.

Another advantage of this structure is the flexibility it provides investors when determining when to receive distributions. Investors who choose to leave earned interest invested may have greater flexibility regarding the timing of distributions and how they manage the growth of their investment portfolio. Because every investor's tax situation is unique, we always encourage investors to consult with their CPA, financial advisor, or tax professional regarding the tax implications of their individual investment strategy.
