Investors earn a fixed return of 10% to 11% per project while GFC acquires, renovates, and sells residential properties throughout East Tennessee. Unlike many investment opportunities, your original principal remains invested and continues working for you throughout the investment cycle.
As your account grows and you accumulate earned interest, you can choose to use those earnings as a down payment on one of GFC's fully renovated investment properties. Because our investors purchase properties at a discounted price compared to market value, they often receive built-in equity from the day they close. To make the process even easier, we work with preferred lenders to help secure competitive financing options.
When an investor purchases one of our properties, we help set them up for success by providing one year of complimentary property management and tenant placement services. We also guarantee a tenant at closing, or GFC will cover the rent until a qualified tenant is placed. This allows investors to begin generating rental income immediately while minimizing risk and reducing the burden of day-to-day property management.
As the property appreciates and gains equity through principal reduction and market appreciation, investors may choose to complete a cash-out refinance. In many cases, this can occur within approximately nine months of ownership. By leveraging the equity created in the first property, investors can often recover their original down payment and use those funds toward the purchase of additional investment properties.
This strategy creates a powerful wealth-building cycle. One property can become two, two can become four, and over time investors can build a portfolio of income-producing real estate while continuing to earn passive income from their hard money investments. Throughout the process, GFC handles the acquisition, renovation, tenant placement, and property management, allowing investors to focus on growing their wealth rather than managing construction projects or searching for investment opportunities.
